First Home Owner Loans
Buying Your First Home Starts Here
Purchasing your first home is an exciting milestone, often reflecting years of hard work and saving for a deposit. With various government incentives and discounted interest rates from many lenders, now is a fantastic time to take the next step towards homeownership.
To qualify for the government first homeowner grant as a first-time homebuyer, you must either build a new home (with a house and land contract) or purchase a newly established property that has not yet been lived in. If you prefer to buy an existing home sooner, you can still proceed but will forfeit eligibility for government grants. Please note that these grants are a one-time benefit and won't apply if you decide to build a new home later on.
However, not all first-time buyers will qualify for this government grant, as there are specific eligibility criteria. These requirements may vary between states, but here are the general conditions that most states have in common:• You must be over 18 years old.• You must be an Australian citizen or permanent resident (or applying with someone who is).• Neither you nor your partner should have owned property in Australia before.• The grant is not available for investment properties.• The property must be your principal place of residence for at least 12 months after settlement, with continuous living for a minimum of 6 months within that time.• The home must be new and never lived in or sold as someone else’s residence at the time of completion.
If you're thinking about purchasing your first home but are unsure of how much deposit you'll need, your borrowing capacity, potential stamp duty and legal costs, or what grants you may be eligible for, I’m here to help. I’m happy to assist you in determining your eligibility for government grants and loan products, helping you get on the path to homeownership.
